12 minute drive from Windham Mountain Ski Center 24 minutes from Hunter Mountain Ski Center. 5 minutes to Windham Manor Wedding Venue 1 mile to horseback riding. Lots of restaurants in the area to choose from and the nearest grocery store is in Prattsville a short drive down the mountain.

Policies
House Rules □ Smoking is allowed outside only butts should be disposed of properly. Butt cans provided!! □ People other than those in the guest party may not stay overnight on the property. □ The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. □ The homeowners are not responsible for the loss of personal belongings or valuables of the guest. □ Please take your shoes off upon entering the house and leave wet items (skis, boots) outside or in the garage. □ Keep the property and all furnishings in good order. Do Not move any furniture and if you do, return it before you leave. □ Only use appliances for their intended uses. □ Do not lay or stand on the pool table or air hockey table. □ Please keep food and drinks to the kitchen and dining room area. □ Housekeeping: There is no daily housekeeping service. While linens and bath towels are included with the cabin, we suggest you bring your own beach towels. We do not permit towels or linens to be taken from the cabin. A fee will be charged for any missing linens. □ Wood burning stove: Please operate properly. NEVER USE LIGHTER FLUID!! Make sure the flu is open before starting the fire and make sure it is closed when you check-out. We ask that you do not remove the ashes. The cleaning staff will take care of it. If you are staying for an extended period, you may clean out the ashes only if you have not used the fireplace for more than 12 hours. Put ashes in the ash can and set it outside away from the house. Under no circumstances should any partially burned logs be removed from the wood stove. □ Water & Septic: The house is on a well and septic system. The septic system is very effective; however, it will clog up if excessive amounts of toilet paper or improper material is flushed down the toilets or put down the sink. Do not flush anything other than toilet paper. No feminine products should be flushed at anytime, and no food or grease put down the drain in the kitchen sink. Please also be water conscious. It is a well and not meant to run non-stop. □ Wood Burning Fire Pits: Make sure the fire is completely out before leaving it. Fire should be attended at all times.Do not remove used wood and put it back on the wood rack. □ Gas Fire Pit: Please make sure the gas is turned off when done using and Do Not leave it unattended. □ Gas Grill: Please turn the gas off after each use. □ Garbage: Please make sure to recycle. Everything must be sorted and in bags. Do Not put loose garbage in the bin. Tie all bags. All Garbage is to be taken out to the blue steel trash bin at the end of the driveway. Make sure it is latched. ABSOLUTELY NO GARBAGE IS TO BE LEFT OUTSIDE FOR THE BEARS TO GET!!! □ Dogs are allowed (No cats please due to severe allergies) however they must be registered before your arrival and a $75 pet cleaning fee must be paid before check in. No dogs are allowed on furniture or beds and they must be cleaned up after outside.
Check-In Time: 4:00 PM Check-Out Time: 10:00 AM Cancellation Policy: Guests who cancel 7-14 days before check-in get 50% back. After that, their trip is non-refundable.

The house is a great gathering spot for a big group, with lots of areas to sit, talk, play games, and relax. The kitchen is well stocked and large enough to cook for everyone! Having three full bathrooms in the house is also a plus when traveling with a group. The gas fire pit and hot tub are easy to use. Both days that it snowed, a snow plow came to plow the private driveway as well as the street on which the house sits. Kimberlie was also very helpful in ensuring a smooth check in and accommodated our group’s check out request. We greatly enjoyed our stay and would definitely come back!

Highly recommended! We had a wonderful stay and Kim was an excellent host, providing us with a great stay and fun weekend with our kids at Windham. The property is fantastic, exactly how it is described and looks, and was perfect for our two families (4 adults, 4 kids) staying together for the weekend
