Great location for all your recreational activities. 15 minute drive to Belleayre Ski Mountain and close to Hunter and Windham resorts. 10 minute drive to the towns of Margaretville and Arkville with a grocery store, pharmacy, restaurants, bars, a hospital, gas stations, and local shops. Near Phoenicia Roxbury and Andes with more restaurants and shops. Plenty of hiking trails all around the area within a few minutes drive.

Policies
Checking in: Please text or call Kim the Property Manager when you arrive. General: - Please only flush toilet paper down the toilet (no feminine products, paper towels, wipes etc.). Everything else must go in the trash. - Please try to avoid wearing shoes inside the house. - Do not leave the doors open to prevent insects or animals entering the home. - Feel free to use the board games. - If you brought a pet be sure to follow the rules for bringing a pet. 1. They are not allowed on the furniture or beds 2. They must be picked up after outside. Do not allow pets to use the deck to go potty on. We hope you have a great time and will come back to visit us again soon. A cleaning service is included in your rental rate; however, the cleaning fee is based on guests following the checkout list. We really appreciate you leaving the house tidy prior to departure since we may have a short window before our next guests arrive. Checking out: Interior: - Compile bedroom/bathroom garbage into one large bag. - Make sure all doors and all windows are shut and locked. - Put all garbage and recycling in the garbage cans located on the deck. - Please ensure there is no food or garbage laying around the house. Everything should be put away or thrown out. - Return all furniture, books and games to original locations - Make sure all kitchen appliances are switched off – i.e. stove top, oven etc. - Turn off lights in all rooms - Remove sheets from used beds and put them on the floor in that room. Do not remove duvet covers, pillow protectors or mattress protectors - Place used towels on the bathroom floor - Remove perishable food from fridge and freezer - make sure to start the dishwasher before leaving - Clear all kitchen countertops of food or dishes and leave sink empty - Ensure you have packed all your phone/iPad/laptop etc. chargers - be sure to pull the door closed all the way when leaving lock and return key to lockbox. Exterior: - Ensure BBQ has been cleaned so the bear doesn’t take off with it. - Dispose of all cigarette butts, bottle tops and litter from the property Damage/Breakages: We do not have a problem with the odd breakage, but please let us know about it so we can replace/repair broken or damaged items before our next guests arrive. Faulty Equipment or Appliances: Please let us know about any appliance or piece of equipment that isn’t working. Any items you felt were missing that would have been handy: We like to think we have thought of everything – if we haven’t, we’d love to hear from you how we can make your stay better! Thank you!

This was perfect for what I wanted. Quiet with very nice views up the mountain side. Rustic cozy and charming. Easy to find, easy to get in. Kimberlie got back to my texts (before we got there) pretty much immediately

This was a great cabin for our family of 5. Beautiful setting, very functional house, well stocked kitchen. Only 15-20min from the mountain. Recommend.

Great place to stay! Kim was very friendly and helpful. The house is very cozy and clean and just what we were looking for.
