Phoenicia is a quaint little Hamlet located in the Town of Shandaken, Ulster County New York. Dubbed one of the best little villages in NYS to visit. Come experience for yourself. Main Street is lined with little shops and eateries. Most of the Town of Shandaken Phoenicia included does not have cell service so please make sure you write the WiFi information down and the door code so that when you get to the house you can communicate with me if you have any issues.

Policies
There is a binder at the house. Please review it. Also please DO NOT turn the dehumidifier off! Should you do this it will cause the new solid wood doors to swell. Checking in: Use the self check-in feature on airbnb. Be sure to do this before arriving as there is no cell service at the house. Here you will get the door code and WiFi information. If you need to use the internet or make a call, log onto the WiFi and enable your phone for WiFi calling. Please text or call Kim the Property Manager when you arrive. General: - Please only flush toilet paper down the toilet (no feminine products, paper towels, wipes etc.). Everything else must go in the trash. - Do not put food or grease down the drain. - Please try to avoid wearing shoes inside the house. - Feel free to use the board games and puzzles just please make sure all pieces are put back when you are done. We hope you have a great time and will come back to visit us again soon. A cleaning service is included in your rental rate; however, we really appreciate you leaving the house tidy prior to departure since we may have a short window before our next guests arrive. Checking out: Interior: - Compile bedroom/bathroom garbage into one large bag. - Make sure all doors and all windows are shut and locked. - Put all garbage and recycling in the bear-proof garbage can located by the garage – please make sure the lid is secure to prevent animals from getting in! - Please ensure there is no food or garbage laying around the house. Everything should be put away or thrown out. - Return all furniture, books and games to original locations - Make sure all kitchen appliances are switched off – i.e. stove top, oven etc. - Turn off lights in all rooms - Remove sheets from used beds and put them on the floor in that room. Do not remove duvet covers, pillow protectors or mattress protectors - Place used towels on the bathtub - Remove perishable food from fridge and freezer - make sure to start the dishwasher before leaving - Clear all kitchen countertops and leave sink empty - Ensure you have packed all your phone/iPad/laptop etc. chargers - Close and lock all windows - be sure to pull the door closed all the way when leaving allowing the door to lock Garbage: Garbage pick up is on Thursday’s No need to take it to the rd the he will come to the garage to get it. Be sure to tie all of the bags Exterior: - Ensure gas to BBQ grill is set to OFF position - Dispose of all cigarette butts, bottle tops and litter from the property Damage/Breakages: We do not have a problem with the odd breakage, but please let us know about it so we can replace/repair broken or damaged items before our next guests arrive. Faulty Equipment or Appliances: Please let us know about any appliance or piece of equipment that isn’t working. Any items you felt were missing that would have been handy: We like to think we have thought of everything – if we haven’t, we’d love to hear from you how we can make your stay better! Thank you!
Check-In Time: 4:00 PM Check-Out Time: 10:00 AM Cancellation Policy: Guests who cancel 7-14 days before check-in get 50% back. After that, their trip is non-refundable.

Beautiful location -- the river is entrancing. Excellent, timely, helpful communication. Clean and well organised cottage.

We lovingly called this our "River House" for our trip. Boy was that right! We could see the Stony Clove Creek out the back window, from the nice spacious porch and had great access to the water! Lots of fun and splashing and after we were exhausted we walked into town for ice cream and dinner.
